Our regional property team are a vital part of the North West & Central function, serving the busiest mixed-use railway in Europe and creating opportunities for economic growth for our communities and customers alike. With strategic land holdings at the heart of our major urban centres in London, Birmingham, Manchester and Liverpool, together with major rail investment initiatives underway across the region, we support some of the most exciting rail based transformations in the country.
Across Property, we create exceptional places for customers across our destination stations; provide workplaces that support our colleagues; and work creatively with Network Rail assets to generate income which drives investment and growth in the railway. Our regional property team generates significant income each year and seeks business efficiencies throughout, which is a benefit and value that is directly reinvested back into the railway.
With exciting growth and development plans ahead, our regional work is underpinned with our commercial plan. All of our work is focussed on delivering benefit for our customers and passengers - creating great places and generating sustainable income to help support rail investment and maintenance. We aim to deliver non-operational property initiatives which are rooted in improving our customer experiences, creating vibrant station environments and providing high quality level of service throughout. A key aspect of this is our collaborative approach throughout - we are specifically developing our long-term relationships across the rail industry, both internally and with our key external stakeholders.

About the role
Supporting the delivery of a varied portfolio of development and disposal opportunities across the North West & Central region, identifying and progressing opportunities to maximise value from Network Rail's property assets.
Package: This role sits within Band 3C, Zone 1.
Location: The successful candidate can be based in Birmingham Baskerville House, Manchester Square One or London Eversholt Street.
Interviews will be held in-person in either Birmingham or Manchester.
As this is a role in a regional team, occasional travel across NW&C is required. Candidates should be comfortable with occasional travel to client sites, regional offices, or other business locations as needed.

Your experience and skills
What you'll be doing:
- Supporting and leading the delivery of development and property opportunities across Network Rail's property portfolio
- Identifying opportunities to create value from railway land
- Working with colleagues, local authorities, and development partners to shape and deliver viable schemes
- Supporting projects from inception through planning and delivery
- Negotiating with developers and other third parties to secure best-value commercial outcomes
- Working with legal, planning, and property advisers to progress transactions and development activity
- Preparing inputs to business cases and supporting internal approvals
- Tracking scheme progress against key milestones and financial targets
- Ensuring proposals work for the railway, our customers, and the wider community
What you'll have:
- Educated to degree level or equivalent
- MRICS qualified
- Excellent analytical skills
- Experience of preparing and managing budgets
- Excellent presentation skills
- Excellent communication skills
- Positive and proactive team player
We would also like but it isn't crucial to have/to be:
- Demonstrable post-qualification experience
